What is a fair price for a single room near DELSU Abraka now?

Helping my younger sister budget before she travels. We need current 2026 figures for a clean single room with water, within walking distance of campus. Not looking for an agent or listing—just recent rent ranges and areas to check.

For January-to-June 2026, friends paid ₦180k–₦260k yearly for a basic self-contained room around Campus 2 and Winners Road. Single rooms with shared facilities were closer to ₦100k–₦150k. Budget separately for agreement, caution and power contributions, and inspect water access in person.
